Technical Audit & CECB/CECB +

The preparation of an energy audit also acts as a solution for high-consumption sites (>5GWh of thermal energy and/or >0.5GWh of electricity per year) to fulfil their legal obligations.

A technical audit is a very useful tool for becoming more familiar with your building, as well as with the planning of the required investment and work. This inventory serves as a basis for the planning of a building's energy renovation strategy, taking into account the technical and regulatory obsolescence of its components, as well as the available opportunities (labels, subsidies, etc.).

GEAK certificates are a decision-making support that can be used to assess the overall energy efficiency of a building. They combine calculations and measurements to identify a building´s performance and, in the case of the CECB Plus, enable the development of quantified improvement options. The CEBS Plus can also be used as a basis for a planning permission application. A CEBS or CEBS Plus certificate is a prerequisite to obtain certain subsidies from the Canton's Construction Programme.

An initial meeting to define and validate your objectives

A visit to the building and the collection of data

Analysis and comparison of the estimated energy and financial gains depending on the variant.

The analysis of its current consumption

The proposal of alternatives according to their prioritisation

An energy simulation of existing and projected variants

Drafting of the works budget according to the required degree of precision

The drafting of an inventory of the building (outer shell and technical equipment)

Application for a Building Permit

New buildings must at least meet the High-Energy Performance standard. There are four possible methods of evidencing this level of performance: based on the Minergie label, compliance with MOPEC, with the CECB, or founded on overall evidence according to SIA. Please note that each of these four variants are accompanied by additional instructions depending on the selected type of evidence.

In the case of a renovation, buildings are considered as an HPE-renovation if they comply with one of the three following variants: evidence based on the Minergie label, MOPEC, or with the CECB. In the same manner, these three variants are accompanied by additional instructions which are specific to them.

We can advise you on whether your building needs to meet the HPE or THPE (Very High Energy Performance) standard, and then guide you in choosing the most appropriate option for your project to prove its energy efficiency.

Energy evidence/documents (technical forms, MoPEC 2014, as required)

Thermal evidence (varied, according to the targeted HPE or THPE performance)

La plupart des travaux de démolition, de construction ou d’installation, d’agrandissement, de rénovation ou de changement d’affectation nécessitent une autorisation de construire.

Nous constituons vos dossiers de requête en autorisation de construire avec notamment les éléments suivants :

The majority of demolition, construction and installation work, or extension, renovation and conversion work, requires a building permit.

We prepare your application for a building permit, including the following items:

The Building´s ‘Energy Plan’

The energy plan constitutes a compulsory stage in the application for a building permit for major buildings (ERA > 2,000 m2 or 3,000 m2 for residencies).

The plan presents strategies for heating, cooling and ventilation.

These strategies enable us to prove that the architectural and technical plan is consistent with the requirements of the site, its constraints, as well as the opportunities it presents.

An analysis of the site constraints, as well as of the nearby available energy resources

The submission of the application for the building permit to the OCEN, together with the supporting documents and forms

Submission of the file thirty days prior to the commencement of the works

The proposal of variants and the pre-sizing of installations

Collaboration with the architect to meet the legal requirements of the standards or the relevant targeted labels.

Technical and economic analysis of the different variants

04. Implementation

01. Preliminary analysis

02. Project analysis

03. Call for tenders

Our team will support you in all of your technical choices related to your equipment, from the preliminary analysis all the way to the construction and operation of the building,

We are involved in all planning phases according to the SIA 108:

Our studies enable you to comply with the various regulations in force and optimise the energy performance of all types of buildings (hospitals, administrative and residential buildings, etc.), while ensuring the comfort of their users.

The project definition, as well as its specifications, feasibility studies, etc.

Pre-project : the development of project concepts, the drafting of schematic diagrams and plans, the pre-sizing of installations, cost estimation and time-scales for the implementation of proposed solutions, etc...

Project : the determination of the equipment´s technical requirements, optimisation of all equipment for the project, the final determination of the surface and volume requirements, as well as of the location of the equipment and its routing. The description of the installations, the drafting of estimates.

Licence application procedure : the preparation of the application, follow-up for the application and the drafting of the applications for grants.

Project performance : the preparation of the performance file, including plans and schemes, participation in the coordination of equipment and installations, analysis of the contractors' and suppliers' plans and the preparation of documents for the required permits

Work performance : consulting with the project manager, quality control of the work undertaken, the planning and performance of partial acceptance reports.

Commissioning, completion : the planning and supervision of the commissioning of equipment, participation in testing and handover of equipment and installations.

Installation/renovation of heating production (heating and DHW) Heat pumps (geothermal), use of waste heat, remote heating...

Ventilation installation/renovation, Development of ventilation concepts, covering hygiene, thermal and smoke-extraction aspects

The installation of air-conditioning systems/renovation, Compression systems, magnetic bearing systems, direct expansion.

Dynamic simulation

Our office offers the implementation and performance of dynamic numerical simulations (CFD) for fluid-flow-analysis. The display of temperature, pressure and air-speed areas supports technical decision-making and helps to demonstrate the correct functioning of HVAC concepts.

We also perform fire simulations to design smoke extraction systems by way of CFD. These tests ensure that the installed smoke extraction system is safe and effective and complies with the current standards.

Creation of BIM models

BIM enables the generation of data and associates it with an object linked to spatial coordinates. This data, from different areas, is joined in a map integrating all the information related to the building and its installations, from its design to its operation.

The use of BIM enables us to operate more efficiently and sustainably, due to the model´s scalability.

Multidisciplinary technical coordination with conflict detection

Implementation of systems for extracting quantities and bills of quantities from modelled installations

The development of BIM models in collaboration with the various contractors

3D-modelling of HVAC installations, including:
information regarding technical data

The creation, layout and transmission of plans and models for the phases of project planning, calls for tender, performance and operation

Our BIM projects include

Digital control / Building automation

The MCR (Measurement-Control-Regulation) building automation system uses programmable logic controllers to optimise operating and running costs. This makes it possible to meet the challenges of energy consumption in buildings by way of more precise automated regulation and optimised consumption monitoring thanks to energy meters.

This technology represents a real asset for your building, by providing an overall view of the operational status of your building's installations, at any time, as well as remotely, thanks to an intuitive, customisable interface. To enable buildings to evolve with new technologies, we favour interoperable solutions.

We are involved in all phases of your project in accordance with SIA 108, from the preliminary studies all the way to commissioning and project completion.
